Tenant Screening

In order to find the best tenant for your home, prospective tenants are carefully screened for suitability. This includes:
• Nationwide criminal background check
• Credit check
• Eviction history check
• Thorough reference checks
• Past rental history
• Income qualification
Once approved, the tenant is shown appropriate homes in their price range and size requirements. Upon signing a lease all tenants are provided with a detailed Long-Term Tenant Handbook explaining their role in maintaining your/their home.

Maintaining Your Home

Home inspections are scheduled and completed twice each year to ensure lease compliance and upkeep of the home. We send you a detailed report, outlining the condition, required repairs, recommended repairs, and suggested preventive maintenance. When a repair is needed, we select just the right person for the job from our list of trusted contractors.

Marketing Your Home

Colony Realty is the largest and most experienced long-term property management company on the Outer Banks. As such, referrals are a very large part of obtaining prospective tenants. Home availability is shown on our website with multiple pictures for prospective tenants. We also advertise on,,,,,, Facebook, Craigslist and other online resources.

Owner Communication

Each owner is provided with a unique login and password to the owner’s website. This site provides real-time information for:
• All financial data related to your property
• Work orders and vendor invoices
• Tenant information
• Rental related documents (leases, management agreements, inspection reports, etc.)
• Customize and print your own Rental Owner Statements
• Automatic email notification when your EFT owner draw has been initiated
For those who prefer not to use the owner’s website, monthly statements are mailed.
