Do you rent homes for short-term over the summer?
We specialize in long-term rentals and do not manage summer rentals. Please call the Outer Banks Board of Realtors for a listing of companies who manage summer rentals.
How do I lease a property?
The first step is submitting a rental application. Once we receive your application, we’ll guide you through the rest of the process.

How much is the application fee?
It is $35.00 per applicant.
Are all occupants who will be living at the home required to fill out an application?
Yes. Each adult, 18 years of age or older, who will be residing at the property must complete an application and pay the application fee.
Can I email the application to you?
No. Applications must be done online, sent in the mail or submitted in person along with the application fee.
How much is the security deposit?
This is different for each property. It is typically equal to the amount of two months rent. NOTE: Security deposit is not and cannot be used for rent. It can only be released after your lease has ended.
Can I give you a check or advance to hold a home?
No. The only way to secure a property is to sign a lease and pay the security deposit.
What is the usual length of a lease?
Our leases are for one year.
Are utilities included in the rent?
No. Unless otherwise noted, all utilities are the responsibility of the tenant. We will provide you with contact information for the utility companies.
What does "Pets Negotiable" mean?
The property owner must approve your pet. When applying for the property, please include detailed information about your pet. This will be presented to the property owner for his/her decision.
Is there a pet fee?
Yes. We charge a $150.00 non-refundable fee per pet.
How do I pay rent?
Rent payments can be made via the online Tenant Portal, by check or money order in person, by mail, or in the after hours drop box. CASH IS NOT ACCEPTED
When is rent due?
Rent is due the 1st of each month. It is late after the 5th of the month.
Is there a penalty for paying after the 5th of the month?
Yes. There is a 5% late fee.
